Residential construction involves many moving parts, especially when working with existing homes, custom design, and evolving project goals.
Our process is designed to create structure from the beginning, helping clients and design partners move forward with clear expectations, informed decisions, and consistent communication.
Initial Conversation
Every project begins with a conversation. We take time to understand the property, the client’s goals, the intended scope, and any priorities around budget, schedule, design, or long-term use.
This early step helps determine whether the project aligns with our capabilities and whether our process is the right fit.
Discovery & Project Review
Once the initial goals are understood, we review the available information in more detail. This may include drawings, site conditions, known constraints, existing structure, and overall project complexity.
When an architect or designer is involved, we coordinate early to better understand the design intent and identify areas that may require additional review before pricing or construction planning begins.
Preliminary Cost Direction
At this stage, we provide early cost guidance based on the information available. This is not a final estimate, but a planning tool to help establish a realistic investment range and identify major cost drivers.
For complex remodels, additions, and custom homes, pricing becomes more accurate as scope, selections, engineering, and trade input are developed.
Pre-Construction &
Value Engineering
Our pre-construction phase allows us to build a more complete picture of the project before construction begins. During this phase, we refine scope, gather subcontractor input, evaluate materials and assemblies, and identify options that may affect cost, schedule, or execution.
Value engineering is not about reducing quality. It is about making informed decisions and understanding tradeoffs so the project can remain aligned with the client’s goals.
Cost-Plus Construction
Our projects are completed under a cost-plus construction model, allowing for transparency as work progresses. Labor, materials, subcontractor costs, and other project expenses are tracked and documented, with Kalau Builders’ builder fee applied as outlined in the construction agreement.
This approach supports informed decision-making on complex residential projects where existing conditions, design details, and selections may continue to evolve throughout the process.
Mobilization Planning
Before work begins, we prepare the project for construction. This includes confirming site access, staging, protection, permitting requirements, subcontractor scheduling, and any known logistical constraints.
The goal is to begin with a coordinated plan and clear expectations for how the work will proceed.
Construction & Oversight
During construction, our team remains actively involved. We coordinate trades, manage sequencing, monitor quality, and address field conditions as they arise.
Clients and design partners are kept informed through regular communication, updates, and project management tools. This helps decisions move forward clearly while maintaining accountability across each phase.
Completion & Closeout
As the project nears completion, we review the work carefully, address final details, and complete closeout documentation. Our goal is to finish with the same level of care that guided the project from the beginning.
